Mortgage Loan Modification – Save Your Home from Foreclosure

Posted by Dan on Jan 27, 2009 in Lucky Hit

We have a real problem looming, which affects 30,000000 homeowners in the USA. Increasingly homeowners are losing their jobs, or having their salaries reduced. Increasingly home owners are, through no fault of their own, falling late with their car, mortgage or credit cards repayments. These people are in imminent danger of defaulting on their mortgage and seeing their home suffer foreclosure. But there is a solution, and many home owners are not even aware of this as an option: it’s referred to as loan modification – sometimes called loan mod.

Loan modification doesn’t involve re-financing, so there’s no credit check required. It doesn’t involve debt consolidation. What it is, is renegotiating the current loan to achieve a lessening in interest rate and, under special circumstances, a lowering in loan principal. And it doesn’t involve increasing the term of the loan. A new, lower, payment is achieved which is affordable to the home owner. Loan modification is a real win-win situation for all parties concerned. To the homeowner it often means the difference between keeping or losing their home. To the banks, it can signify no less than the difference between staying afloat or sinking.

There’s no reason why home-owners can not arrange their own loan modification by contacting the loss mitigation dept at their bank. But it seriously is not recommended – the banks will usually offer only a small lowering in interest, or no reduction at all. Much better to employ the services of a reputable loan modification firm, which uses its own team of dedicated loan modification attorneys, who do nothing but talk with banks all day every day and have the knowledge and experience to accomplish a telling lowering. Going it alone is like representing oneself at a court of law – seriously not recommended. An experienced mortgage loan modification firm can achieve a 30 – 50% lowering in interest without increasing the term of the loan. It’s well worth the fee they charge to achieve this.

Beginner Golf Tips

Posted by Dan on Jan 27, 2009 in Lucky Hit

Golf is a sport, and like every sport, it is something that is learned. When you are serious about playing golf, you will want to think of ways that you can play and become good at this game. When you want to show the off your abilities, you need to make sure that you have something to show off. You do not want to look like an amateur on the golf course; you want to look like you are a pro.

The best thing that you can do when you are a new to golf is practice. This is something that is important in any sport. Golf is no exception. You are not going to be good at this game over night. It is something that you have to be serious about so that you can figure out what you have to do to get your game together.

As a beginner at golf you should practice your swing. Once you have the swing that you need and want down, you will want to make sure that you have the right iron. You will go through many different ones during your game and you will soon realize that you will have your favorites. Some irons will do better for you than others. It is going to be all in your swing to determine where your ball lands.

You can go to the green to practice or you can use your backyard. If you have a nice sized yard, you can set it up and practice there in private first before you move ahead to the green. This may be better for anyone that is looking to become good and improve as they go. This is something that may be a little bit easier for the person to do as well.

Another way to become good at the game of golf is to read all that you can on it. You should make sure that you understand the rules and the way the game should be played. When you know what you need to do and how you need to do it, you will soon see a big improvement in your game.

You should also try and watch professional golfers play the game. You can watch them on television or you can watch the others that play on the same green as you. Take in how they are swinging and their technique. This is a good way for you to see what they are doing and how you may be able to use some of their techniques in your own personal game as well.

Remember as a new golfer take your time and have fun. You are not going to become a professional over night and it is important to use what you know to your advantage. You will be a better player and find that you earn more respect when you finally do end up playing and winning.

Quick Guide To Finding a Wedding DJ

Posted by Dan on Jan 27, 2009 in Lucky Hit

Planning for a wedding can be a very involved process. There is the ceremony itself, but then there is the catering, the location, the transportation, the flowers and of course the DJ. In a place like Philadelphia, with around one and a half million people, a person should not have a hard time finding a DJ.

However, finding the right Philadelphia Wedding DiscJockey is a process that needs every bit as much attention as the caterer. There are a number of things to consider when looking for and deciding on a Philly DJ. The most important rule is to not, under any circumstances, consider using your cousin and his ability to create awesome mix CDs. Now that rule number one is established, here are some quick pointers to hiring a Philly Wedding DJ.

First, check your immediate area for DJs and then compile a short list. Write down five or six DJs leaving room for notes. Notes will help you compare one DJ against another. Second, and probably the obvious next step, is to make the calls.

When talking with the DJ you will want to concentrate one a few key bits of information:

1. Cost. How much are you willing to spend? Does the DJ charge by the hour or by the event?

2. Song library. It’s important to find a DJ that offers a wide variety of music. You will not only want a DJ who can change up the music, but be able to cater to the tastes of your guests. Your 100 country music fan guests will become very weary after 30 minutes of rap music, or vice versa.

3. DJ interaction and personality. Does the DJ seem like a fun person? Is this someone who is going to entertain as well as play music? In some cases a great DJ can make a bad master of ceremony. You are going to want someone as lively and entertaining as the music they are spinning.

Aussie Internet Marketing Kids

Posted by Dan on Jan 27, 2009 in Lucky Hit

In January 2009 in Streaky Bay, South Australia, 2 Aussie kids filmed a YouTube video to promote their dad’s affiliate marketing ebook. They filmed it on the beach and this was their first effort to market online. They called themselves the Aussie Internet Marketing Kids. It is apparent that they live in the generation Y environment of technology and computers in their everyday life. They are naturals at it.

To start with they filmed their dad with a camera set up for YouTube. Afterwards they put together their own marketing effort on film.

Smart Online Profit Systems

Both kids are apprentices of the smart online profit systems. They have learned from the beginning and consider themselves internet marketing apprentices. They are unlikely to go down the path of a 9 to 5 job and are very likely to succeed at their task. They are little entrepreneurs in the making. And still, let us not forget that they are kids having fun, and lots of it to boot!

Promoting Dad’s Affiliate Marketing Book

So, off to the beach they went. The Aussie internet marketing kids wandered to the beach in Streaky Bay. The waves are crashing in the background from the Great Southern Ocean. They promote their dad’s affiliate marketing ebook and the video is only 26 seconds, yet it gets the message across in a genuine way that most adults cannot master. The future holds a lot of promise for these budding internet marketers. Maybe we adults can learn a lot from kids after all.

Life is meant to be fun. Kids teach us that by acting naturally. We need to unleash our inner child more often and learn from kids that life is not meant to be so serious all the time.

Is it worth using a reverse cell phone service on a strange phone call I received?

Posted by Dan on Jan 27, 2009 in Lucky Hit

A difficult question and one that you really have to answer on your own, but how badly do you need to know who owns that number?

If you have been getting nuisance phone calls then you can just report them to your local police station and then it is in their hands. If you trust them to pursue it then that should be the matter finished. If you really want to be certain that someone is going to take action then you need to get in touch with their service provider. The service provider will take the matter seriously and it could lead to the person making the calls being disconnected.

You will really struggle to phone their service provider though without the use of a reverse phone number website as without those websites then I don’t know of any other way of identifying who they are with (unless you phone their voicemail and they haven’t changed their message then sometimes you can tell from that). So even though there is a small charge then the best option is to just use it and find out the service provider and the name and address of the person.

Then go to the police and report them and give the name and number, then just to make sure go to the phone company too.

Then they can’t escape getting into trouble. Even that doesn’t guarantee that they will stop, it depends on the person and the reasons behind it - but if you know the name of the person you at least have the upperhand and if you confront them with the evidence and let them know you will just keep reporting them then you are no longer being a faceless victim and most people are cowards and will just stop straight away.

Are Cheap Color Contact Lenses Worth Buying?

Posted by Dan on Jan 26, 2009 in Lucky Hit

Although they may not like the tone of it at first, cheap colored contacts lenses may very well be elegant to a big audience. As the name implies, cheap contacts don’t cost a lot of cash. While some brands of contacts may be very costly, there are other brands that do not cost a lot. When you compare them, there really isn’t that many differences.

A lot of contact lens users feel that the less expensive brands of contacts are reliable, dependable, comfortable, and above everything else – light on the wallet. Even though cheap lenses are praised by some – others do not look at them that way. Some feel that less expensive lenses should be avoided at all cost, for the fear that they may damage vision or not offer the same quality that the more expensive brands of contacts offer.

Those who do not wear contacts but have interest in them, may find an inexpensive pair of contacts to be the ideal way to try them out. If you purchase a cheap pair of contacts it won’t cost you a lot of money, yet it will give you the satisfaction in knowing whether or not contacts are for you. Unlike glasses, contact lenses won’t shatter or dangle from your face. Contacts are an ideal choice for many, for the simple fact that they feel natural – almost like a pair of eyes that you never thought you had.

Something to keep in mind, is the fact that cheap color contacts aren’t the highest of quality. As the name suggests, these types of lens are cheap in price – and also quality. Usually, they are the way to go for people who cannot afford the better brands. Even though the quality is not the best in the world, those who wear cheap contacts normally don’t have any complaints.

Alternatively some people will view cheap non prescription color contacts as the best purchase, others will view them as a waste of money. This is all about preference, and what you feel is the best for you. If you have the money to spare, you would be better off getting a pair of designer contacts. However, if you are on a limited budget, cheap contact lenses would do you good – at least until you get the money to buy one of the better brands.

Cheap contacts can be found on the Internet, or at your local Optomotrist office. They will not set you back a great deal of money, yet they will provide you the vision you require. Contacts are a terrific alternative to glasses, especially for those who require glasses but hate to wear them. Contact lenses are what they are – the ideal way to get the vision you need without wearing glasses. Cheap contacts are an ideal solution to glasses – at a price anyone can afford.

Financial Budgeting For A New Business

Posted by Dan on Jan 26, 2009 in Lucky Hit

Did you know that cash flow problems are the main reason most companies go out of business?

If you are seriously interested in making your business a success, then managing your money effectively is critical to the security of your organisation.

When starting a new business it might seem impossible to put together a budget without any financial history on which to base income and expenses. However a business plan, before you even start, with some idea of costs and revenues is essential to determining the viability of a business, even if you are just planning to setup a work at home business. It might seem like guesswork at the beginning, but a tentative budget can be established with some thought and projections of future business. From some past experience in renovating properties, I always say ‘think of a figure and double it’ and then you will be near the mark. I think this is true for other businesses, because it’s human nature to underestimate what we need to spend and over estimate what we will earn.

Businesses usually have two main categories, like my website development business, income and expense. Under the expense category there can be several sub-categories often falling into two main areas of controllable expenses and uncontrollable. While many business owners claim they can control every expense involved in their business, they are simply kidding themselves, as some things such as utility cost, the amount of rent and other so-called fixed costs can, and do change, with the owner having no control. (Recent oil price increases are responsible for a number of small airline companies going out of business)

Other expenses such as payroll, insurance and advertising can be subject to a budget, but they are considered controllable expenses. If the business begins to fall off, you can control some of these expenses by laying-off employees and cutting back on advertising. However, living by a budget may help maintain profitability but could also turn against you in the long run.

Depending on the viability of your business it may be a better investment to bite the financial bullet on employee wages and still provide good customer service to the remaining customers until business picks up again. If no one takes care of the customers, it will not be long until there are no more customers to care for.

There are two ways to budget your business money and these are through set dollar amounts and percentage of income. Many businesses will budget their controllable expenses by the dollar and non-controllable by percentage of income. Obviously a good part of the owner’s time is going to be based on bringing money into the business and how much they have to spend on controllable expenses will be in direct relation to income. With any increase in business the owner will probably need the extra help to take care of the business so a percentage of income will go to more wages, thus freeing the owner to focus on generating additional income.

There are many other expenses that fall into the payroll account such as worker’s compensation charges, Social Security tax paid by the employer and paid vacation time or other perks determined by the employer. These needed to be calculated into costs when recruiting people into the business.

While you may think a budget is difficult to establish for a new business, it is essential to establish a healthy and sound financial foundation on which success can be built for the future.
