If you are to succeed in todays competitive online market then you’ll need some handy tools to help get you there. You’ll be losing so much profit if you were to hire website designers to create you a custom site or script for every website you’re going to build. This is why people and groups have done the hard work for you – for free.
Below is a list of a few of the recommended free php scripts available to download and install within a few minutes, not only are they all very useful but they will save you lots of time and money.
1) One of the most popular scripts out there to date is WordPress, which I’m sure you’re already aware of. This blogging system has been around for years now and nearly every blogger out there has or will use this system at some time. Its high end coding even allows the user to create their own mods and themes to change the look of their blog.
2) Another great free php script would be Dolphin, a social networking script which enables you (the owner) to setup your own social network like Facebookc, Myspace, Bebo etc. Completely free of charge! This script can be edited easyily enough and you can change the way it looks with a few minor edits. It’s a huge script so it may take a while to get used to, but this is a great script that should be downloaded even if you’re not interested in social networking.
3) Drupal is a leading content management system which is available for free. It’s more or less another WordPress system but unique in its own way and not specifically for bloggers. Drupal is aimed at giving webmasters a CMS (Content Management System) that makes life easier when managing content and members. Not only does Drupal offer a fantastic open source CMS but it is built so programmers can produce some excellent mods and addons to the system which can make life easier for other webmasters.
These are only 3 of the most widely used free php scripts out there and definitely 3 of the best. There are many other php scripts out there that makes life easier for website developers & programmers but you’ll not find better scripts than these specifically for the niche they’re used for.

The number of people filing for bankruptcy has been rising in the past year, especially for Chapter 7 Bankruptcy. With Chapter 7 bankruptcy your available personal assets are used to pay off your unsecured debts and the unpaid balance is wiped clean. Some states, however, do allow the filer to keep a vehicle and their primary residence. This varies from state to state, so be sure and check what the rules are for your particular area.
In the Milwaukee and Waukesha area Michael Burr specializes in bankruptcy and debt relief services. Milwaukee Chapter 7 bankruptcy is an effective way to eliminate many types of debt and have a fresh financial start. Contact Attorney Michael Burr directly. He understands what you are going through and can help you get on with your life.
Most bankruptcy attorneys encourage people to take a good hard look at their finances before considering bankruptcy. Although many of your immediate financial problems will be wiped clean, your credit score will be damaged and this may make it harder to get credit for a period of time. So at what point should you go ahead and file for bankruptcy?
If you are overwhelmed with debt and have failed in negotiating with your creditors, you might be a candidate for bankruptcy. Likewise, if your liabilities total more than your assets and merely servicing the debt takes all your resources, it is probably time to take drastic action. If your ability to save for your retirement or plan for the future has been put in jeopardy by the mountain of debt facing you, bankruptcy may be the answer.
Filing for bankruptcy doesn’t carry the same stigma it used to and has become almost common these days. If you have more debt than you can handle, it’s not necessarily your fault. Letting it ruin your life, however, would be a poor decision. Chapter 7 could be a tool to restart your life without debt. Just remember not to repeat the same financial mistakes that got you into this mess in the first place.
Finding a bankruptcy attorney to help you regain control of your finances could be the best decision you’ve ever made. Debt can become unmanageable for several reasons, most of which are beyond your control. With unemployment rising and inflation on the way, Chapter 7 could save your home, your health and your peace of mind.
Many bankruptcy lawyers offer free consultation before it is necessary to choose who you want to use. This is the best way to find a lawyer who is sympathetic to your situation and one you feel comfortable working with. You can also find out the terms and conditions of engaging an attorney and also what he or she expects of you as a client.
Take the time to consult with two or three different lawyers. Consider their background, their reputation, how comfortable you feel with them, and of course consider the price they charge. You may even want to check with the state bar association to find out if an attorney you’re considering is in good standing and has no complaints filed against them. Choosing an attorney to advise you and represent you is an important decision that should not be taken without proper consideration.
It is not easy to make the decision to proceed with bankruptcy. But the fact is, bankruptcy can put an end to an uncomfortable chapter of your life and give you a fresh start. Hopefully you will come out of it with a better understanding of the dangers of credit, and a commitment to avoid letting it happen again.

I’ve been doing quite a bit of research into the world of travel websites and how best to save money on vacation travel. Of particular interest is trying to find the best hotel deals online.
Of course travel is a huge category at search engines like Google and Live Search, and there are tons of websites that offer to help us find the best pricing. Some are well known because of all their advertising on TV and elsewhere. But there are lots of websites that I had never heard of, all of them wanting to set me up with hotel reservations or other services.
I have come to the opinion that there is no magic source for travel deals, but there are numerous great sources that will help us get the best possible pricing assuming your brother-in-law isn’t the CEO of say Starwood Hotels.
One option is to use a website that runs your search on several other travel sites and airline sites; they basically organize the search for you. That’s helpful to a point, but since major websites like Travelocity offer a low-price guarantee, you’re not likely to see big differences in price most of the time, even when checking a lot of other competing sites.
Some of the websites will monitor prices for you over time, to grab any great travel deals or airfare discounts that come along. That works OK if you start early enough in advance of your trip to let them watch for you. And, of course, you can look for last-minute deals at nearly all the major websites; they usually have a page or more just for such specials. That option requires that you have quite a bit of flexibility in your travel plans.
It might be best to find a major travel site that offers all the important search options, last-minute deals, price guarantee, etc., and also has a well-established track record of top-notch customer service. A great deal on a hotel room doesn’t mean much if the reservation is lost or the hotel doesn’t know anything about the special price you found online. So my inclination is to stay away from the secondary travel sites for the most part.

Buying a new car can be a great time. From researching all the current brands to see where the best value is, to selecting the specific model you want. Buying a new car can also be challenging though, so it helps to have some idea what you are after before you head out for the new car lots.
You can shop for great value, a concept Kia is becoming a market leader in. You can also go out looking for the most bang no matter the bucks. But coming back down to earth, you’re probably going to have to settle for something that is a nice balance between the looks and options you want and how much you can afford.
If you’re not ready to shop right now, then you may be able to pick up one of the hot new Kia concept vehicles. Current concept models from Kia include the KND5, the Kue, and the Kee. For the must have right now crowd the Kia Soul brings a whole new twist to accessories, allowing you to choose from a huge variety of trims, color combinations, and details.
Probably the best part of shopping for a new car these days is the selection. No matter what City you are in you’re likely going to be able to find exactly what you want, whether it’s Kia Calgary or Nissan Detroit the cars are there ready for your review. Remember to do some research first, set out a realistic budget that includes gas and maintenance, and try lots of different vehicles before making your purchase. Above all else though, have a good time.

So, why is buying a MLM lead list a bad idea? Some may say it really works, and is worth spending money on a list of leads even if it just puts 1 or 2 people in your business opportunity. Really? Let’s say you buy a list with 100 people on it for $50.00. You call them all up and end up sponsoring 4. You rejoice because you sponsored 4, after all, it is a numbers game, right? Wrong!
This is one main reason why buying a lead list is bad. It treats people as a number and not as a person who is looking for a good opportunity that can change their lives. Secondly, it produces a pee-poor attitude in you, the recruiter, who cannot see them as anything else but a number that benefits you. Shame on you and your upline. They taught you wrong.
Third reason is this. You do not know anyone on that lead list. You are starting off in the same disposition as a spammer. What benefit does that give you? Wouldn’t you rather have a lead list of 100 people that you generated, instead of bought. Now you own that list, and everyone on that list has searched for you and given you that ownership. This means if 4 out of the 100 become part of my business, and the other 96 do not, I have not lost anything. I still have 96 people that have ascribed value to me and trust because I gave them something that benefited their lives. I can still have the potential of making money with them in other things I can offer aside from the MLM opportunity. Understand?
Many already have an opportunity they are involved with. I may end up just becoming an information coach to them helping them do their business better. A list is built when we build relationships with people over time and when we can become a trusted, valuable, reliable source of beneficial. A lead list is a relationship list of mutual benefit between parties. Friendships are established that last for many years to come. See, these people on my list are not numbers, they are people with hopes and dreams, aspirations, and families. They hurt, they laugh, they sing, they suffer and abound, just like us!
So, what type of list do you have?

Locating a Rent To Own house is one of the many ways someone with bad or no credit can purchase a property. You will frequently find them called names like lease/options, lease with option to buy, lease purchase, lease 2 purchase, rent with option to buy, rent to own, or rent to buy homes. The most common name is Rent To Own, because it is exactly that – a try before you buy agreement.
On that point there are a few differences between rent to own and lease option arrangements, although many people exercise the terms interchangeably. With a rent to own (or rent to buy) home, the buyer enters into an understanding with the owner that part or the majority of the payments will go in favour of the deposit of the house, and at a certain date, perhaps in two to five years time, the renter will buy the property, applying the money that was set aside to go towards the deposit for the home.
There is normally not much money put down in the beginning, outside of what would usually be needed for a rental home, therefore this is a great way to get into a house for little or no down payment. Another advantage to a rent to buy situation is that if you equate how much rent money is applied monthly to the house price, even if it is only 25-50%, you will be much better off then doing a normal rental, because in this case, the landlord receives 100% of the payments and you receive nothing.
If you look at how much money goes to the principal payment of a home with a typical mortgage loan, you will find that most of your mortgage payment in the beginning is just paying interest on the loan. A rent to own agreement, where the money goes directly to the payment of the home, could be saving you a lot of money in the long run.
With a lease-with-option-to-buy, a renter signs a lease agreement (often for a shorter period of time, like1-2 years, but it could be longer). The renter/buyer usually pays a sum in cash, usually non-refundable, to the owner in agreement to buy the house at a later date for the price agreed upon. The renter has the option or right to buy the home, so in the end they have a choice and can back out it they want. Some of the rent paid may or may not go towards the purchase price of the home.
This is a technique often used by real estate investors in periods when the interest rate is rising fast. This way they hope to buy the home at a lower interest rate on a later date. In the meantime, they will sublease the home to someone else, who will make the payments for them. Again, the terms “lease option” and “rent to buy” are pretty much used interchangeably today, so check with the owner to find out exactly what terms they are offering. Or approach an owner with your own offer for renting to own.
If you are a tenant who is tired of paying someone else’s mortgage and want to own your own home, this is one of many ways that you can buy a home. If you change your mind down the track, you would face the drawback of loosing your rental credits that go towards your deposit. Rent to own can be a great way to clean up your credit rating and finally move on with your life.
